Nope, Only have 2 development parcels right now both are hip pocket right now. 9 acres MOL in Bay county. Property is zoned R-2 --- can only put residential units on it - 15 units per acre max density - only duplexes, SFH or mobiles - no apts, no commercial --- need a special use permit for condos and townhomes. If they annex to the City for utilities, they could get special use for R-6M which allows SFH and mobiles ---- 6,000 sq ft min lot size or MFHD, multi-family high density --- duplexes, triplexes, quadplexes - min 8 units per acre, max 20 units per acre ----- no condos or rental apts.
2nd one is Front Beach road. Lakefront, luguna area for townhomes, condos or vmu. No max density as long as height and runoff requirements are met. It's a pretty small parcel. I think we calculated about 35 units with commercial or parking on first level.
