Wanting to do some renovations on our original old Soldiers’ Beach cottage (Inlet Beach, north side of 98) … adding a metal roof, all new windows, new bathroom, new or extensively renovated kitchen, adding a sunroom or screen porch, etc. Anyone have recommendations for someone reputable who might be interested in a small scale job like this? Time frame is pretty much when we can find someone, and I will be in town for a week beginning 5/12 for access.

To be blunt this isn't a small job. What you are describing is a full renovation. You need a LICENSED professional. Unfortunately with the housing boom happening it's very difficult to find a contractor to do the small stuff. I would strongly suggest you seek out a LICENSED professional to perform at least the roof and window work. As long as it's not a house built before 1992 and you aren't moving plumbing and electrical then a handyman would probably work for you.

Also, if your looking to sell don't do any of this. There's no amount of improvement you can do in a short term to boost the price. Just list it and wait for people to fight over how much they're going to pay for it.

Yeah it’s not going to be a small job in my books, but somehow I can’t get anybody willing to look at it. We are fully aware it’s going to be pricey especially since I definitely want a licensed professional for all of it. The house was built well before 1992 and frankly I want to make sure this stuff is done right, so I don’t want Joe Handyman doing it (sorry Joe).

Not planning on selling, we have already had some ridiculous offers on the property because it is over 2 1/2 acres. We had originally planned to build but because of some life changes we just want to renovate and update to make it a great vacation house for us, friends, and family in the long term.

Just to be clear, to me this is small scale because it’s not building a whole new house… I’m aware that what we’re going to pay to have it done would buy a whole new house in some areas of the country!

Everyone I know is not looking for work but rather struggling to get materials and labor. It takes work to find someone to do work.
