My advice...the closer JOE gets to the time they need to report quarterly numbers, the more receptive they'll be to doing deals.

No contract person? I've got one of my realtors working on the client. I'll have her see if she can get a person at JOE. Someone also posted a couple subs with DO's. Not sure if my wants to get the DO himself or not but will have it checked out. Thanks.

I know of 65 acres in SoWal with a development order approved. There could be additional acreage also. Waterfront, highway front, commercial.

If it is for the affordable housing, you may be going about it backwards. The County may be receptive to changing zoning if it is strickly affordable housing. This could be out of their control, but it would certainly be worth seeking. If you are looking in NoWal, outside of Freeport City Limits, you better be looking for a place where the sewer lines are being ran in order to get the high density.

SJ, Doesn't seem to be much in N. Walton. These guys just want to parcel it out so the higher the density the better. Walton told me about 10 months ago that they were swamped with zoning changes and where not taking any new commercial at all and were really backed up with development orders for residential. Not sure what the situation is now but so much of Freeport has really low density zoning and the prices are so high that it makes truly affordable housing difficult. You're right. they need to change the density or they'll never get affordable housing but they didn't seem that motivated a while back.

Bay has so much already planned for for 15-20 units per acre and the prices are a fraction of Walton (even along 79).

Haven't done anything in Washington but looking into it right now.

I dont have 200 acres but I have a conceptual development order approved for 79 lots in the GULF PLACE area. willing to look at all offers.
