I have been vacationing in the 30A area my entire life. When I was young, I wondered why nothing was here given the pristine white beaches and beautiful water. Only a few people had discovered it.

I spent a considerable amount of time in the area while in the Army stationed in LA (Lower Alabama). We always wanted to get a little piece of land on 30A and finally did in the late 90's when we watched prices double in one year. We bought because we liked the area and figured if we didn't do it then, we may never be able to afford it.

As prices took off, we wondered how many people could really be in the market for $1 million + properties. In my opinion, things went crazy - prices went too far - too fast. We are now in an adjustment phase and I feel for those that bought at the height of the frenzy who could really not afford it.

I love vacationing in the area, waking up for sunrise, enjoying a cup of coffee on a balcony with the gulf breeze while kids are asleep, reading, taking a walk or bike ride to any number of shops and restaurants, relaxing by the pool or on the beach, fishing, golfing....I could go on and on.

We may retire here and will always keep at least one property. There are no more beautiful beaches in this country. We love the area and are in for the long run. Look around- when you compare real estate here with other areas, it is still a great value. If you want in, it is now or may soon be a great opportunity to buy. We love the area... no worries.

I think you hit the nail on the head. Folks who bought property to enjoy the subjective qualities such as riding bikes, the weather, the peace of mind, etc made a great buy. Those who bought property for the same reason one bets his entire stack of chips on red while the roulette wheel is spinning are now losing sleep and maybe a whole lot more :sosad:

Totally agree. We bought in 1997 and have enjoyed every minute spent there. It's nice to see the recent sales in the area and see how values have risen but we are not intending to sell any time soon. Ultimately, our plan would be to spend months at a time there when we choose.

...and the non-vacation months are amazing- no crowds, beautiful weather. I can't wait to spend more time there in the off-season.

I'm not a native Sowaller...wasn't born there, but got there as fast as I could.

Great to read these posts - we moved here for work about 2-1/2 years ago and thought everyone was nuts with the prices they were asking so like dumb idiots we did nothing and kept waiting for prices to drop....they did not and we only recently bought a house and paid a hefty sum for it BUT we too are not in this game to get in and out. While we hope for modest gains year to year we intend to live here for a while and enjoy everything this area has to offer.

So thanks for cheering me up on a friday!!!

SoWal is my therapy.....physically, emotionally, and spiritually!! Having just spent several weeks there I came home looking & feeling better than I have in a LONG time.....just downright healthy!! Well it has taken only about 5 days for me to lose that sense of "well being".......lots of reasons.......it's the sandwich generation thing....and yesterday I felt like a piece of wilted lettuce:bang: on THAT SANDWICH!! The posts on this thread have lifted my spirits a bit....THANKS!! Can't wait to get back down there SOON!!
