Which place has a better beach location? A street called Dune Breeze Way running on the west side of Oyster Lake or a home in Old Florida Cottages?

We are considering a town home on Dune Breeze Way and a home in Old Florida Cottages. I am wondering about their proximity to the beach. Any insight I can get would be helpful because I haven't been to this area before!!

Dune Allen Beach
What are you looking for in location?

Beach in Dune Allen would be less crowded. It is further from the closest business area which would be Gulf Place. Also these townhomes would be further from beach that OFCs.
Old Florida Cottages would be easier/shorter walk to Gulf Place shops and activities. Life Guards are at Ed Walline access (I think). You would be close to if that matters to you. Your closest beach access here will be Gulfview Heights.

Both nice white sand beaches. We have stayed at OFC and they're great. If you stay down at Dune Breeze Way, please report back as I would be interested to know too how folks like it.
