New restaurant on 98, near west 30A turnoff?

Something's near completion on the north side of 98, just east of the (west) end of 30A. Large brick building, no sign up yet. You guys know what this is going to be? Thx.

The one in Freeport is done well and food is OK. Unfortunately Mexican ain't what it used to be. too americanized. standards have dropped around here. Plus they scrape food off the plates into big rolling trash cans right beside you even if you're eating. I almost hurled. Won't be going back.
