Well, since you asked...

October '05 appraisal is "stale." Savvy buyers won't be fooled by this information; either reappraise and price accordingly or leave the information out--it's not helping.

If you'll look in agent notes, I stated that they can work out a commission from their buyer. I just dropped my price $25,000 on the MLS today. If someone wants to pay $395,000, the other agent can keep $10,000. I want the general public to see my asking price.

I think you're getting too 'creative' with the numbers - stick to the basics. I like the project and your agressive pricing, but for Pete's sake Spencer, take care of the selling agent who might otherwise be inclined to bring you an offer.
