Seawalls will be needed because of global warming and the thoughtless humans who drive big SUVs and waste all our resources. They make turtle soup with our indangered sea turtles. Within 10 years the gulf will meet the Atlantic and all will be gone. Where did I put my gun?

Orlando with a beach will be more attractive to many.

PCB has had an aggressive dredge and fill schedule for quite awhile now and they keep their beaches pretty wide. But you may be right since the eleveation is relatively low and buildings are very close to the water even with wide beaches.

The dredge and fill that has happened there is probably a good look at the future of SoWal beaches, browner and grittier, maybe not this time but at some point down the road.

10 years is a blink of the eye. Also, high-rise condos are not the only thing under development. And the majority of them are already sold.

Sold?..... or "under contract" as pre-construction? I bet the majority of those pre-cons were purchased with flipping in mind.

Maybe SJ can give us the # of existing PCB condos on the market at the moment. Add to these the number of condos that are still being built.

Thanks but no thanks. I do not want to get into PCB data right now. Currently, there is much inventory. IMO, 10 years from now when we have a few more millions of retirees looking for places to live, PCB will be high on the list. Evacuation is much easier here than in Naples. I recall Destin once being overbuilt with condos back in the early 80s, but that soon changed, too. Some of these coastal areas like SoWal, PCB and PC have been looking further into the future to try to plan for that which is coming. They may be a few years late, but they are trying to forsee what the future may hold and plan accordingly. Like Kurt stated, in 10 years, you will not recognize PCB.

In those "visions of PCB's future" Where are all the cars? Where are all the people? Where are the millions and millions of retirees?? (Maybe that's what it will look like during the 4pm early bird specials? :D )

You're right about not recognizing the these beach towns in 10 years--I never envisioned in 1997 diapers & so much more trash on the beachs; rows of seawalls; clear-cutting acres of native vegetation; and condos, condos, and more condos. Please tell me something is going to happen in 10 years to make this better...and please tell me what that is? :dunno:
