2. Single Family only: Additional development requirements for STR (Short Term Rentals) in LDC Chapter 1
3. South Walton only?
4. Applicable zoning districts CR, RP, LDR. NI, others on case-by-case determination of Planning Director?
5. Size of home
a. 5 bedrooms or more (including rooms that can be converted to bedrooms)?
b. 4500 sq ft or more?
6. Development Restrictions
a. Building footprint restriction (60% max?)
b. Height Restriction (40 feet max?)
c. Stories Restriction (3 stories max?)
d. No more than 1 story higher than adjacent single family residence? Additional 5-foot side setback where 1 story higher?
e. Parking Requirement (1 parking space per 900 sq ft ?)
f. Impervious parking assumed for stormwater plan?
g. Other?
7. Compatibility
a. No structure shall be constructed or altered, in any manner to interrupt the rhythm of existing structures in the established neighborhood; or in any manner which would be inharmonious with the general atmosphere and character of an established neighborhood.
b. No structure shall be constructed or altered in any manner so that its size, bulk, mass, height, or location or orientation on the lot unreasonably infringes upon the adjoining property owner's enjoyment of his/her property in terms of air circulation, privacy and access to natural light.
