I have no idea what to do. I am on a well (water) and it has had problems for months, but now you have to smack the little box where the points are to get the pump to come on. Literally everytime you want water. I told my landlord but it has been weeks and nothing. Also hole in bedroom floor by vent, with only the carpet supporting the weight. There is too much to list. What do I do? Thanks in advance for your comments. I would really like to speak with a landlord who relly knows the law you can call me at 850-258-0041, or an attorney that deals with this kind of issue.

First and foremost go here: Welcome to the Walton County Florida Property Appraiser's Website and verify the owner. Then head over to the clerks website: Home Page and verify that they aren't in foreclosure. If they are you're in a whole new situation anyway. That's one of the reasons I can think that a landlord is unconcerned about repairs.

If money is an issue there are websites that offer free, but questionable, legal advice. You may even want to try code enforcement.

Is this in any way related to the posting by redhotmama?

If so use the money you would normally use to pay rent to fix the issues at hand. AJ's Plumbing is great and the floor issue could be taken care of by any number of handymen in the area.

Get receipts and and hold on to them. Normally this isn't the way it works with a landlord/tenant situation, but if there is a foreclosure involved then it's a whole new ballgame.

The points on the well's pressure switch start to corrode and stick after a while and your well will start to "stay in the on position" and it will burn out your well pumps motor . I had plumbers tell me to file the corrosion down but that seems extreemly dangerous considering the voltage. I'd get an electrician to come out and replace the switch...whatever the cost, it's less than a new pump.

a pump switch for a typical well is about 12.00 to 17.00 to replace.
not that big a deal to do the work yourself.

No, this situation is not related to my situation. Although, this is exactly how we found out that the house we are renting went into foreclosure. We had problems with our well pump and tried contacting the owner/landlord. After we couldn't get in touch with the owner/landlord, we had to fix the problem ourselves. A couple of weeks later we were served with the owners foreclosure papers. Now we know why the owner/landlord had his phone disconnected. I would definitely take the advice of the others and look more into the situation...check out the Property Appraiser website/public records to see if the house is in fact in foreclosure.
