Hi, it's the friendly tax lady...
I cannot recommend any one company over the others, but I can tell you that all the replies here are very good choices - but from your original post, it may depend upon how involved you as the owner want to be. A couple of the companies here are concierge services, which are excellent at what they do but it would be up to
you to make reservations, collect the deposit and the final payment, plus all the lodging taxes, and finally (this is where many folks freak out) remitting the taxes collected to Walton County AND to the Florida Department of Revenue. Others are very good full-service property management services, which handle all of that for you, but management fees are normally a bit higher (understandable, because it is a lot of work) and you may be restricted as to how much you can use your own property. Again, it depends on how active you want to be in managing and using your property.
Word of advice - if you find a manager who offers to collect the money for you but is outside of a typical office setting, be sure that you understand whether
they are responsible for remitting the tax collected (good), or if they are going to send it to you, for
YOU to pay (bad). The second scenario is not technically legal, but we see it all the time. You can always confirm that a prospective property manager is registered for tax collection and payment by calling 850-267-3066.
Good luck!
