We are closing soon on a home in WaterColor. We were going to sign up with the WaterColor rental program but are not happy with many of their requirements and fees. What are some other options that would take care of most everything for us as we are out of state? I would be happy to list it on VRBO but that is about the extent of what I could do to facilitate renting of our property. Thanks! Beach Bound...

I'm sure you won't be disappointed in your purchase.
I have a simple solution for you to consider:
A Husband & wife team!
We've been doing business in the Sowal area for 14 years We currently have 5 clients in the Watercolor development, others in Grayton Beach, Dune Allen Beach, & Rosemary Beach. I work full-time on Eglin, AFB and part-time with my wife. She runs the business. We started our business as a subcontracting company, but over the years, we've transitioned to working primarily for private clients. We tailor our services to the needs of the client. Our primary business is to provide detailed, quality cleaning. We coordinate closely with owners and deal with unexpected issues. We generally receive a tentative arrival/departure schedule a few weeks in advance via email and ensure the house is ready for the guests. After checkout, we "turn" the property in a timely manner. We communicate closely with owners and notify of any damages, maintenence issues, etc. Our fee is based upon the desired level of service. We provide the basic cleaning, polishing, laundry prep, etc. to establishing/managing a VRBO type account. We can coordinate rental dates with prospective clients, deal with damage deposits, special requests, etc. Currently, we have a variety of clients. Most of our clients make their homes available to family and friends. We can provide the degree of service you need at a price you can afford. We are licensed and insured and have a small staff. Have a great friend that has a home in Seaside they use Scenic Properties, they love them, but not sure they rent homes outside of Seaside, you may give them a call

I cannot recommend any one company over the others, but I can tell you that all the replies here are very good choices - but from your original post, it may depend upon how involved you as the owner want to be. A couple of the companies here are concierge services, which are excellent at what they do but it would be up to you to make reservations, collect the deposit and the final payment, plus all the lodging taxes, and finally (this is where many folks freak out) remitting the taxes collected to Walton County AND to the Florida Department of Revenue. Others are very good full-service property management services, which handle all of that for you, but management fees are normally a bit higher (understandable, because it is a lot of work) and you may be restricted as to how much you can use your own property. Again, it depends on how active you want to be in managing and using your property.

Word of advice - if you find a manager who offers to collect the money for you but is outside of a typical office setting, be sure that you understand whether they are responsible for remitting the tax collected (good), or if they are going to send it to you, for YOU to pay (bad). The second scenario is not technically legal, but we see it all the time. You can always confirm that a prospective property manager is registered for tax collection and payment by calling 850-267-3066.
