We have 2 listings in the office that we haven't put on the MLS yet. These deals are WELL below what anything has sold for in quite some time.

Hot Deal #1- The Village of White Cliffs. $399,000. South side of 30-A in Blue Mountain Beach. This is the cheapest lot in this gated subdivision by $186,000. The next cheapest lot ($585,000) is the first lot in the subdivision. This lot comes WITH approved house plans. There is NO bulid out time. Pool, Tennis Courts, and Clubhouse.

Hot Deal #2- The Cottages at Eastern Lake. $239,000. PRICED BELOW ASSESSED VALUE! Priced $85,000 below cheapest lot in s/d. Priced $271,000 cheaper than neighboring lot. NO build out time. Pool, tropical landscaping, brick paver roads, commercial & retail. This lot has been on MLS for a few day and is getting a lot of action.

How can a lot right next to it be priced 113% more without the rational argument that this market has been driven by speculative demand and it has nowhere to go but down before it reaches fundamental values....

That guy is putting his neck on the line for being the first one to take the hit and drive all the neighbors pipe dreams down the toilet... Such is life in the bubble world we currently live in.

This seller isn't taking a hit because he bought much lower. I agree, the neighbor is asking WAY too much for his property. This will hopefully get some people on the right level. However, I don't see prices dropping below this number. The seller needs to sell.

Those prices are incredible!
I am not familiar with #2 but White Cliffs is a very nice upscale development. It is surprising the some one would want to sacrifice a lot there at that price especially since it has no build out time.

With the new airport and recent news that big theme parks are coming in, it is is a shame to sell so cheap now. This optimism is also reinforced by reports that major international investors are coming into our market.
