I actually have constructed houses on and off the coast. I am not guessing what the costs are. Dune Dog I think you probably could build a house for $150 a foot, I agree with you there. Build this house and carry it for a year it's $175 a foot. Did you want to make a profit? I doubt it would be exactly what you dreamed of but $150 is possible. It wouldn't be hard to build one up to $400 a foot either. You can build 2 houses side by side and have a 50%+ difference in cost because of the way they are finished.
I'm not sure who makes 100k on a 2000 foot construction project but I sure would like to meet them. I think you and they are mixing land speculation with straight building profit. I personally feel it is odd that some people find a 50% increase in the cost of construction over a few years so awful and think it is OK for property prices to increase well over 100%, I believe neither is sustainable.
I would bet your house in Houston is on a slab? There is no chance this Houston home was built for $70 a foot in 2005 with a foundation or piers and finished with solid surface counters and the high quality finishes etc. that all the SoWal buyers want. That is unless you performed all the labor yourself or you are including basement and porch footage.
The straps you mention are fine in Metro Atlanta or Houston but the way houses are secured on the coast is completely different, as is the construction method. Most shingles do poorly in a storm, you see many on the new builds? Does your coastal home have them?
BTW I'll take your wager on the house doing OK if you want to move it.
