We do not oppose their right to develop the property. They can develop it with their present zoning. There is no reason to increase density by five-fold.
This will force neighboring properties to be more at risk for flooding and stress an already overburdened infrastructure.
Information:
· The property at the corner of Indian Woman Road and Joy Lane is applying for a rezoning to increase density.
· Last month this application was unanimously denied at Planning Commission by a 6 to 0 vote.
· The property is 15+ acres, all in a flood plain.
· 49% is comprised of wetlands.
· The application is to change the allowable density from 6 homes to 34 homes. The property is presently zoned Conservation Residential 1 unit per 2.5 acres. This application is requesting a change to Conservation Residential 2 units per acre or 5 units per 2.5 acres.
· The request is to increase the density by more than 5 times.
· This is a low lying environmentally sensitive floodplain.
· There is no public benefit in allowing this rezoning. However, there is a strong potential to cause stormwater runoff and flooding to the surrounding properties.
· Property drains to the Choctawhatchee Bay which will negatively impact water quality.
· There are 8.384 acres of wetlands and salt marsh on the property. The entire property is in an AE flood zone.
· Chat Holley area is being developed at an unsustainable rate – increasing density will compound this problem.
