The Landing at Santa Rosa is a proposal for 40 townhomes, clubhouse amenity, pool, and infrastructure on 10.03 acres on the east side of East Hewett Road, 0.70 mile north of U.S. 98 in Santa Rosa Beach.
The Landing at Santa Rosa, L.L.C., are the applicants. The property is in a Residential future land use area and a Low-Density Residential four units per one acre zoning district.
Introducing the project, Rosanna Edwards of Walton County Planning and Development Services noted that no sidewalk buy-out is proposed, but that internal to the project the applicants are relocating the sidewalk that would typically go around the cul-de-sac and placing it along East Hewett Road, adjacent to the adjacent state park property.
She clarified that sidewalks would be provided in all areas as required with the exception of the cul-de-sac.
Speaking on behalf of the applicants, attorney Stephen Tatum commented that 125 parking spaces were being provided, equaling 3.2 spaces per dwelling unit, which exceeds code requirements. He also explained that the applicants would be installing a turn lane on U.S. 98 as part of the project, although the state Department of Transportation (DOT) had asked for the lane to not be installed until their ongoing U.S. widening project is completed.
Tatum also told the board members that there are 3.61 acres of wetlands on the property and that there would be no impact on those associated with the project.
In response to a question, Tatum confirmed that the townhomes would be sold as single-family homes on platted lots. He did not rule out that some of the townhomes could become short-term rentals, although the area is not one conducive to short-term rentals. Tatum also confirmed that clustering had been done with the site plan in order to protect the wetlands.
The planning commissioners voted to recommend approval of the project by the Walton County Board of County Commissioners (BCC).
