If buyers do their homework in this market, they won't pay anything close to list unless the asking price is down around 2003 price levels. I look forward to seeing the closing data to see how much the seller got per square foot.

Last quarter's CC was very entertaining--Pete's ace in the hole for the upcoming quarter was a collaboration with "major home builders" in the works...anyone who has been following the HB industry know where that is heading.
