I have heard and seen a lot of comments about people who've visited over the last couple of years and won't return because of limited public beach areas.

I hope that crowds are lighter this year although I know that would cause short-term pain for people. The pain of too many tourists is long term. Destin East is what we are becoming. It was inevitable. However lack of infrastructure and lots of public land will make SoWal even more exclusive and expensive. Meanwhile we have a lot of people moving here or buying 2nd homes not to rent and houses near the beach may convert away from being rentals.

Maui County in HI is proposing to limit short term rentals in 2026. Lawsuits will be coming in to appeal the County's decision. Will be interesting to see how Walton Co handles the influx of units still to come to the area.

It makes sense to me that since we are limiting the amount of public beach then we should be limiting the number of "public" beach rentals. If you don't have deeded public beach access then no go. And while rental owners would not like it, it would boost everyone' bottom line by making our area better. We have undergone a seismic shift by limiting public beaches and we are just beginning to feel the effects. @Matt J used to post a lot about falling real estate values due to beaches going private. I mean , if you're near a regional beach access with a lot of beach, parking and restrooms then you are still in a good situation. Somebody that owns a rental and the only public beach access is a 50 foot beach and a hundred rentals around you then you're screwed. Maybe the county should start making those people issue a "limited beach access" warning if/when they offer bookings.

Along with Beach FLag and Beach Safety education, we should all want the tdc to advertise beach access info just as much. I also worry about state park lands being taken by the county or developers.
