Vacation rental: Cool Point or Andalusia"

Hi! My family and I have been fortunate to visit 30A a few times and love the area so much that my son and his fiance are planning to be married on the beach next year. With that said, we are looking for a "wedding house" to host several different families and need at least 6 bedrooms and a pool and gulf/beach front if possible. We will have small children in the party so need space and easy access!

I have my eye on Cool Point on Eastern Lake and Andalusia in Alys Beach. Cool Point is a front runner except I have not been able to find any reviews and there is no price consideration for Fall rentals. Advertised as same price all year long. Seems a bit unusual for vacation rentals. Andalusia looks great but does not have the great views and beach access but is more reasonably priced. Have also looked at Triple Crown and Royal Flush.

Any advice would be most welcome!

I forgot to add that Sunburst represents some comfort since we are renting from them next month. Have rented many times from private individuals but lack of reviews worry me a bit.
