Maybe I'm missing something...
Have you priced any lots in Forest Lakes? I've got one of the smaller ones that I'm considering selling and I've never seen one anywhere close to that price.
Mine was purchased from Region's Bank out of foreclosure so if you can find one for sale for $20K, please post your success. In fact if you have somebody offer you one for less than $70K, I'd be surprised.

Lowest qualified phase I lot sale in there over the last year was for 41K. Forest Lake sold it to a homeowner. 20K seem's a bit low for the area based on comps, but who knows! Plenty of time to wait and see what becomes available.
