Kurt, you gave width but not length of lots. Before all the naysayers start interpreting these prices as yet another sign that things are crashing, they need to compare apples to apples.

East side 32 ft wide. Length ?

West side now has 55 X 120 feet in the 400's so nearly half the size on the west would be comparable not a blue light special.

I understand the East of 395 part, just trying to figure out about where on 395 this Summersweet Pl would be? Also, any buildout time info available?
Am getting the beach bug. thx

Sounds fantastic, but some questions:
1. what is build out time?
2. size of lot and set backs.
3. approx. min. cost to build per sq. ft.
4. can you choose own builder or do you have to use Watercolor 's expensive contractor?
5. monthly assoc. fees?
6. walking distance to beach?
7. parking spaces?
8. min/max sq ft. allowed on these lots.
9. elevation above sea level?
10. can they be rented short term?

How does Nature Walk community compare?

How does Nature Walk community compare?

It will be interseting to see what the answers are to these questions.

Remember, if it sounds too good to be true, there's always a catch. I would bet that's the case here.

Here are the answers to ecopal's questions:

1. Home construction must start within 3 years of closing on the homesite purchase. Construction generally must be completed within 12 months, though we've seen some flexibility in this.

2. Most of the sites currently offered are approx. 32' x 106' ... corner lots are slightly wider. The sideyard setbacks are clearly important, and are 5' (also wider on the corners), so homes can be up about 22' wide. We've got a number of representative plans I can give you, showing what to expect ... 1.5-2.5 stories, about 1800-2000 sq ft max, maybe as much as about 2200 sq ft.

3. Those costs are between you and your builder. They shouldn't be much higher or lower than the rest of 30-A.

4. You'll need to use one of the approx. three dozen builders approved to build in WaterColor, or ask your other builder to apply for approval.

5. WaterColor single-family HOA dues are currently $991/quarter.

6. Closest beach access is straight down 395 to the public walkover there. Summersweet Place is on the east side of 395, south of WaterColor Crossing (Publix). Owners will also have the use of the WaterColor Beach Club, and all other WaterColor amenties, including our newest neighborhood pool right in the midst of Summersweet Place.

7. Each site will need a maximum of two off-street parking spaces.

8. There's no minimum sq footage for a WaterColor home per se, but there are certain design issues here, such as minimum porch sizes, the concepts of front and rear facade zones, etc., that will result in some practical minimum ... interesting question. Those same design parameters applied to these lots will result in probably about 2000 sq ft as a maximum, maybe as high as 2200.

9. Elevations are roughly 22-24 feet.

10. Short-term rentals are allowed, as throughout WaterColor, subject to the same community covenants as the rest of WaterColor.
