Just a heads up to fellow land/homeowners. Tomorrow on MLS, my LOT 63 in beautiful Phase III, Oak Grove, will be reduced another $30,000! It will be only $359K,000!! Currently it is ALREADY priced at only $389,000 which is way below anything else in ALL of Phase III and below almost ALL Phase II asking prices. Now it gets even better at $359,000 and coming into the crowed Memorial Day weekend, an out-of-towner prospective buyer will see this but YOU see it first!

I firmly believe that if any buyer has to contend with build out dates, assuming JOE affords no extension at all in Watercolor, that if someone is working with an approved builder (a must) and actually submitted plans to the DRB, even a month before their supposed break ground date, that JOE/HOA will not bother them. You may want to be careful regarding the build out date and St. Joe not bothering to adher to this. They can and do place a hefty fine for those beyond the build outs. Have Blake check this out or better yourself since he is an agent outside the development. Just some helpful hints.

The problem as I see it is they only do it when the mood strikes them, not uniformly to every property owner. I know of one case where they granted a one year extension to a buyer because she wouldn't purchase otherwise. Seeing as how this would have cost them a commission, the mood struck them not to enforce the penalty. In many other cases, they have not enforced penalties or even threatened to. Now they are trying to enforce them and claiming that they are being enforced uniformly. Its discouraging being an investor and homeowner in one of their neighborhoods and realizing that your livelyhood is somewhat dependant on them and that they do not seem to have any idea what they are doing. Such is life.
