WaterColor Inn & Resort is seeking a Vacation Rental Business Development Manager to grow its luxury vacation rental division!

Primary Responsibility:

Responsible for developing and executing a sales strategy to grow Vacation Rentals along highway 30A. Work closely with the General Manager and Director of Vacation Rentals to determine sales strategy, marketing efforts, and homeowner loyalty.

Essential Job Functions:

•Generates new ideas and sales pitch to recruit new homes to program to grow vacation rental revenue for 30A Vacation Rental Program
•Acts as the primary point of contact for all departments and contracting companies to provide information and guidance as it relates to 30A vacation rental program
•Identifies and solicits top producing homes that will add value and esteem to the 30A brand
•Provides direction to other department heads and contract managers, specifically Engineering, Housekeeping and Contracted Housekeeping, regarding policies and procedures as they pertain to the Resort's vacation rental business
•Completes an aggressive level of sales call activity to build business and brand awareness for the program
•Creates and cultivates strong relationships with within the local community to grow familiarity to the 30A brand and program
•Establish contacts with realtor, homeowners and associations, etc. to promote the use of 30A Vacation Rentals
•Develops and executes key strategies to improve overall profitability of the 30 Vacation Rental Program
•Responsible for the budget and profit and loss of the vacation rental program; conducts financial reviews with Controller as necessary
•Targets gulf front and high end homes to achieve revenue goals of two million dollars plus in first year
•Participates in weekly yield meetings to ensure maximization of revenue and profits for the homeowners and the company
•Develops marketing, promotion, and sales tools which differentiate 30A Vacation Rentals from other local competitors
•Ensures the timely communication of relevant information to the homeowners and potential homeowners in a professional manner
•Partners with the Director of Sales & Marketing in the development and execution of the Annual Marketing Plan as it relates to the 30A vacation rental homes
•Supervises, directs, and develops VR Coordinators and VR Administrative Assistant
•Remains current on trends and new developments in the vacation rental management industry
•Coordinate meet and greets in major markets such as Atlanta, Birmingham, Nashville, etc.
•Hosts annual meeting for homeowners in our rental program as well as periodic gatherings for same homeowners and prospective homeowners, from time to time
•Periodically updates the competitive analysis of local competitors and recommends strategic initiatives to increase market share
•Fosters positive and productive relationships with homeowners and with real estate agents, builders, architects and insurance agents in the local marketplace
•Works with Operations Team to resolve guest issues related to quality, amenities, misinterpretation of unit information and owner occupancy conflicts
•Maintain in-depth knowledge and understanding of all assets under ownership company
•Thoroughly understands the Vacation Rental Management Agreements and ensures adherence to the terms per the agreements, balancing the needs of the homeowners with the profitability of the company
•Must have knowledge about each individual home on the program
•Responsible for communicating housekeeping, maintenance and accounting issues with homeowners and with department heads / contracting manager
•Must make every effort to solve anything that pertains to each owner and their home in a professional and timely manner
•Ensures the accuracy and approves all Vacation Rental website entries
•Keeps detailed records and completes reports for rental program as requested
•Performs home inspections and evaluations as needed
•Ensures accuracy of homeowners' monthly housekeeping and maintenance invoices prior to being sent to accounting department
•Reviews monthly comp credits given to guest to determine homeowner's responsibility
•Helps housekeeping and maintenance as needed, especially in season
•Obtains estimates and coordinates vendor services with maintenance company
•Responsible to help with hurricane preparedness
•Attends and participates in resort meetings as necessary

General Skills/Qualifications:

•Sales experience required
•Vacation Rental experience required
•Excellent computer and technology skills especially Excel, Word and Outlook
•Excellent communication and organizational skills
•College Degree and prior Real Estate experience preferred
