I could not believe these prices on these lots. I have lived all over Sowal and some of my fondest memories are on these canals on the way out to the bay. These are late 90's pricing if not better. I am now living in Socal and was shocked to see these prices. In Socal I would say these lots would run between $750,000 to $1,200,000 if you could even find one.

These lots are located just north of Grayton Beach in the Daughettes. The canals were dredged a few years ago and are supposed to maintain an average depth of 4' in the center.

If anyone has some extra cash, I bet they could buy both for $100K and have a 1/2 acre lot on the canal.

It really is insane. I made a few calls today to speak to a few agents to get a vibe and I guess vacant land is completely flat. I wonder where all those buyers are that were griping when the prices were booming that they will never be able to buy property in their home land. Someone will get these soon I bet.

Speaking of canals, I also saw a lot on the canal on Canal St. in Old Seagrove that just got reduced from $250k to $150k. I don't remember when a lot was that cheap in that area. Land seems to be the deal of the day.

That canal on Canal St isn't much of a canal, but it IS in a great location. The one Bobby J recently sold is deep water out to the bay (you can actually park a boat there).

Prices on lots around Seagrove 5th addition are all over the place. There are some for sale by owners who are asking $400,000+ and have been for years. They won't budge on price and may as well take down their old signs as they are just wasting their time when they answer the phone. Then, there are great values such as the one you mentioned. You can build a fairly decent Florida cottage for $250,000 and have new home practically next to Seaside for $400,000. Find me an existing home for that price! There are a handful closer to $500,000 list price, but nothing close to the house you would have if you built new.
