I am considering building a house in WaterColor (phase II); however, I do not plan on moving there for several years. I would be interested in renting the home for 2-5 years to a single tenant. The house is approximately 2200 sq ft and has 4 beds and 4 1/2 baths. It will be finished in typical WaterColor fashion. I haven?t priced the market, but I was thinking about $4,000 per month for at least a two year lease, possibly lower for a longer term lease (that price would be locked-in during the term of the lease). I would pay all costs except utilities. If you are interested please let me know. The house could be ready 9-10 months from now. (Also, if you are knowledgeable in the rental market in this area and my rate is way off base, please let me know.)

you are way way off on your thoughts on price and if your depending on rent before you decide to build you might rethink it...

You might want to consider renting the home short-term through a rental agency. Much less "eggs in one basket" and you may earn more that way.

$48K a year plus utilities in rent for 2-5 years is not very practical IMO - they would buy instead.

Thank you for the thoughts and information. Based on your knowledge of the market, what is a competitive long term rent for a 4 bed 4 1/2 bath home in Phase II?

Did you ever build a house and put it on the rental market???

during the summer on a weekly rental that would easily pull in $3500 a week in the summer in phase 2
