Moll Townhomes - Request to approve by final order. Project number MAJ23-000006 is being reviewed by Tim Brown. This is a major development order application submitted by Emerald Coast Associates Engineering, LLC on behalf of SRB Land, LLC, requesting approval to develop 63 townhome units with pool amenities and associated infrastructure on 9.93 +/- acres with a future land use of Residential and a zoning category of Neighborhood Infill. The property is in District 4 on the east side of Moll Drive, south of U.S. Highway 98 West and north of Helen McCall Park, and is identified by parcel number(s) 34-2S-20-33270-029-0000

Those are clearly being developed as vacation rental units.
Just curious i been thinking about vacation rentals north of 98 and when we'll start seeing them become popular. I assume Bayfront or Bayou would be a good investment. Thoughts?

I think it's already happening. A buddy of mine lives off of Chat Holley near Hick's and his neighbor has a STR that stays well booked. Easy access to the bay, restaurants, and now there's a big parking lot on 83 so you drive there and take a shuttle to the beach or walk over to the shops across the way.

Wow! Just looked on Airbnb and saw lots of rentals north of 98.

Rentals north of 98 isn't new. There was one in the Daughette's back in 2007 that was marketed as being distant, but came with a State Park pass. Booked solid year round.
