I guess there is no customary use in Alys Beach!
If you can reach the beach no one will bother you if you behave - true for most towns and resorts. They have security but also sense enough to not make a big deal about it. Though perhaps it would get some press if beach lovers organized a sit in on Seaside Beach. Watch WCSO show up in riot gear in their urban assault vehicle. :D

Locked access at these locations make it a bit difficult to go to the beach, don't you think?
I do wish there were no gated accesses on the beach but they aren't directly related to Customary Use. I think it would be fair for every resort to have at least one open access and free parking.

15 million for just the land??? Do you think that's worth it?? And then probably another 10 million to build the mansion on it? In the 90s these gulf front lots were being sold for a million. Might be better to go further out to less developed areas. The development will catch up in a decade or two and your property values will soar. Prices on Alys have become astronomical.

We are way past the point of "market value" in SoWal. It still exists for ordinary folks but we have a lot of buyers who want what they want. A recent thread pointed out a $41 million sale for a home in Paradise By The Sea in Seacrest. And that it might be knocked down. But I think it's on a double lot so makes total sense. :lol:

We are way past the point of "market value" in SoWal. It still exists for ordinary folks but we have a lot of buyers who want what they want. I just find it crazy that Manhattan prices have come to the Panhandle. Yes, it is a beautiful area. BUT, the rest of Panama City Beach is struggling. The nearest hospital from 30A is what, a 30 minute drive? Paying millions for a lack of amenities. The address of the house that sold for 41 million is 281 PARADISE BY THE SEA BLVD. It is the Georgian-style house right next door to Charlie Hilton's place.
