$85k per lot???

Let me ask this most informed group a question. Is $85k for a lot that is 70x120 on average a good price that is located next to Peach Creek? The lot price includes water taps paid, no build out time, completed roads, curbing etc. at closing. Total of 88 lots. South of the Bay water access to the bay about a mile from 395.What you say? :?:

No wet lands. All lots in this phase are high and dry.

Most of the freshwater sources in SoWal have lots of dissolved sulfur that smells, especially after a big rain. Also, the swampy/marshy areas often smell of swamp gas (methane primarily). At Peach Creek you also have Alligators that might leave carcasses here and there, as do some of the residents on and around the creek, as well as lots of garbage around mobile homes.

At the end of Old Ferry Road is SoWal's only heavy industrial property. At present there are a couple of concrete plants there so there is a lot of noise and heavy truck traffic (dump trucks and concrete trucks). The zoning allows for heavier uses such as asphalt plants, chemical plants, incinerators, etc.

Peach Creek is big. What area has the carcasses? Also were are the trailers with trash. I have not seen that.
