Redfisher, let me clarify my numbers. The data from my numbers includes the land from the Walton/Bay County line west thru Mack Bayou. The data does not include the part of Walton County from Sandestin through the Walton/Okaloosa county line. The reason for this is that mostly, the people on this board refer to SoWal as the area defined in my data. If you add in that other area of south Walton in Mirarmar to Destin, the data will change and could make the info you here from your other sources accurate.
Red, I could have errored in my information. Please tell me specifically what you mean by your statement, "it looks like the first 3 mos of 06 were revised down in apr." Are you saying that the data changed from my last publication? I did not compare the two. It is possible that the data from ECAR has changed, but I would like to eliminate any chance for error and find the variance of which you speak.
I compile my information from ECAR, the Emerald Coast Association of Realtors, and the information is only as good as the people inputting the data. There is always room for error in the listings. Also, on occassion, data can be off because Realtors are allowed to list a tear-down property as two listings - vacant land and single family detached. Remember, too, that one big sale or small sale will skew the avg price. For example, I believe the SoWal single family detached info for April, includes the $9.15 M home in the Retreat, which brought the average up from $800K to $1.5M.
Yes, I can include commercial land in my data, but I have not done so in the past. Perhaps, beginning next month, I will include it. I wouldn't look for much in that category for SoWal or Freeport at this time. Most land in Freeport which will be commericial in the future is not listed as commercial at this time. It is more likely that the land will be purchased prior to receiving the land use change.
