Since you asked for feed back..first thanks for compiling the #'s.. they are helpful to keep track of vol and trends.
I was, however very surprised to find that your data are skewed. Since most of my holdings are in the area you have discarded, I guess you should have qualified your numbers when posting to warn the few of us outcasts that we should look elsewhere for comparable data.
It IS interesting that you sought to segregate the county. Although in terms of inflated prices..30-A is definitely off the wall and waiting for a major correction.
South Walton is as described by Kurt on the index page of this site..isn?t it?

Dsilvar, thanks for the feedback. As for segmenting the southern part of Walton County, I have done this since I moved here. The areas for the length of 30A is a much different area than the area just to our west in Destin, different in many ways. I know you are more on the borderline between the two, pehaps having the best of both worlds -- not a bad thing.

Many of my customers mostly care about the numbers for area including the length of 30A. I typically try not to spread out too much, but I certainly do not mind doing a little more work including data from your area. I can separate it out or include it in the SoWal data. Now accepting feedback on what to do. I understand that you want to see that info. Would you like to see it lumped in with the other, or separated out? Do you want to see condos, attached, detached, combined residential, residential land? Each one would be a different report, and I am a subscriber of K.I.S.S., but compiling and reviewing this data is a part of what I do as a Realtor, so just let me know how you would like to see the data and which data in particular.;-)

I wasn't able to get any shots of the condo project for you, but I took a drive by glance, and it looks like they still have a bit of work to do.

I guess it serves a better purpose to keep the data separated since most indeed are 30-A folk.
Data for Condos, single family homes and residential land for areas west of sandestin should have a decent audience tho'. I know of at least 4 posters that are from this area.
thanks also for the drive by peep...I have asked Kurt also but I think I may have to drive up. I just hate the roads in Lousiana. :pissed:

I appreciate seeing the separation of data between 30A and elsewhere.
There are some significant features about 30a which make it increasingly distinctive from other locations.

With the growing concern, whether warranted or not, about hurricanes and global warming buyers are starting to ask questions such as:

1. What is the above sea-level elevation of the property? Many areas along 30A have the highest coastal elevations on the Gulf coast and all of Florida not to mention most of the east coast.Outcomes from Katrina suggest that storm surge was the most significant cause of damage; not wind.

2. Can I get Federal flood insurance? Many areas in Sandestin to Destin can't get federal flood insurance. The Sandestin to Destin area is considered a Coastal Barrier Island and in a major hurricane is at risk to being washed over from beach to bay

3. Can I get flood insurance at a reasonable cost? On 30A with at least a 30 Ft. ground level elevation we only pay $317 for flood insurance-some say I am wasting my money even buying the insurance. We are 3 blocks from the Gulf. Friends of mine in Miramar Beach area have to go through a private insurer and pay about $2500 a year just for flood and that is with a $50,000 deductible!

4. Does the structure qualify for Wind storm insurance discounts such as: hip roof, high impact windows, built since new 2002 building codes, etc?
