| Job Summary | The primary focus is to support the Long Term Rental Director (RD). All support activities, as the Director gives final direction, must be strictly adhered to. Owner support functions, bookkeeping, repair services, tenant negotiations, and any other activity as so directed by the Director.

Job Description
| Primary Job Objectives include but are not limited to:
- Monitoring current rentals on a daily basis by responding to tenant inquiries as they arise.
- Fielding incoming calls for potential rentals for new tenants.
- Forwarding all Owner calls/inquiries to RD.
- Collection and processing of rental income and data entry in Excel format and/or QuickBooks.
- Doing minor repairs and organizing contractors for licensed or bigger jobs, then follow up on jobs done.
- Collecting and processing tenant “late pays.”
- Inputting new acquisitions in MLS and creating files in our office (both hard copies and computer data files).
- Organizing inspections for new tenants, exiting tenants, and new properties.

| Educational Requirements |
- A High school diploma is required, with 2 or more years of college preferred.
- A history in a related trade (Electrical, HVAC, Plumbing, and Carpentry) is preferred.
- A sales background or Real Estate sales is also preferred (as this job requires not only trade skill but people skills).
- Computer skills are also highly preferred. A history in construction or building trades will be given preferred consideration.

| Required qualifications | Candidate must have a min. of 2 years or more in a related Property Management, Customer Service, General Contracting, or Construction experience. Good communication, people skills are a must, along with a general working knowledge of computers to process service orders.

| Other Key Requirements |
- Must be able to follow clear instructions for day to day agendas. Must be able to work independently and must possess the ability to work in a team environment to communicate effectively between the necessary departments.
- Other key ARM’s activities will include, but are not limited to, completing open service orders in a timely- professional manner, update the software with proper notes and billable time, account for and bill out inventory used in the field, treat Tenants and Owners with respect, maintain a neat- professional appearance according to company dress code requirements, and to perform general maintenance in and around the main office.
- To keep open service orders to an absolute minimum. Perform all quarterly maintenance duties on time; submit proper notes to allow the Rental Director to bill out invoices without error. Communicate any needs or issues to supervisor.

| Accountability |
- To report and communicate effectively with direct supervisor.
- Meet and greet all customers with a positive, upbeat attitude.
- Ensure all rents collected and billable hours are documented properly in the books.
- Must record their working hours in a timely fashion.
- Must report all overtime hours to the Supervisor.

| Marketing Duties |
- ARM must possess basic marketing skills and be able to work with the RD.
- Look for NEW rental properties and to actively oversee rental acquisition campaigns.
- Must be able to do online marketing and will oversee the monthly new acquisition program.
- Knowledge of Constant Contact e-mail marketing is a plus.

| Job Reviews |
- To be conducted annually or as required and the ARM.
- Must get a satisfactory overall rating from both the management team and the Owners in order to remain in position and/or to be considered for advancement within the company, and/or to get a pay increase.
- To have an initial 30 day review followed by a 90 day review to ensure candidate possesses the necessary skill set to competently perform the duties asked. Following the 90 day review period an offer of full employment will be made or the ARM will be released.

| Compensation | Pay is based upon experience and skill level as gauged by the RD. This is initially a 30 hour per week job with the ability to move to a full-time position following the 90 evaluation period. Annual reviews must be given and pay will be reviewed at each annual date.
