I keep hearing about a 25% build ratio requirement that has been recently enforced. Rumors of lawsuits and a possible change to the rule. Where can I find out the current status as well as when is the meeting to change the rule. Any info would be helpful.

We have been following it with the help of Dotty Nist at the Beach Breeze and Western Lake resident and SoWal.com contributor Edmond Alexander.

...the changes that are going to be proposed to the CDLPZ regulations in the Comp Plan and Land Development Code are on the agenda for the Nov. 12 BCC meeting. This is not for a vote on the proposed changes but for setting the public hearing on the changes. The Stalworth Lake image seems incorrect, Peace Pond has an active drainage basin the runs between N. Bishop and Sunrise Circle.

I would not take the maps posted above as gospel, they were being circulated as part of a scare campaign a few weeks ago.

Generally if you have an older and larger lot, you will not have a problem building a modestly sized house on it.

The larger the house, the newer the development, and the smaller the lot, the more it becomes a concern.

An email with those pictures was going around with the usual nonsense about how the government enforcing rules would result in economic disaster and decimate your property value. Anyone in or near the red zone was in danger and should be ready to bare their arms ;)

The commissioners voted tonight to schedule the first public hearing on the proposed exceptions to the Coastal Dune Lake Protection Zone requirements. The public hearing is going to be with the Planning Commission, not at their meeting tomorrow night but in December at the earliest. The proposal is to increase the allowance for vegetative clearing to up to 50 percent for lots in the CDLPZ that were created before the CDLPZ regulations were established. The 100-foot shoreline buffer would still apply. There was also discussion of allowing the 50 percent clearing for lots in the CDLPZ zone "across the board" whether created before the CDLPZ requirements were put in place or after. I will try to attach the proposals.
