Atlanta spring break (early April) brings in a lot of high school students with their parents, so they could be staying at Rosemary. While we were building our house, we usually stayed at Rosemary. Every day I ran from Rosemary, past where your cottages are, and then turned around at Camp Creek Lake. So if I could do that, it'd be easy for a kid to bike to Rosemary.
As far as behavior is concerned, we find the Atlanta spring break kids the worst. However college spring breakers in March seem to be the ones that do damage to the rental. We stopped renting in March and the first two weeks of April to avoid all of this. We just built a new house and will not rent it. Thank God I don't have to deal with this anymore.
UofL, the volunteer posse idea sounds interesting. I actually thought about suggesting this, but was afraid I'd be shot down --I didn't know of a precedent. And apparently it works because you have a precedent for this idea. Heck, we could have busted lots of kids involved in drug deals on the bench across the street from Pizza Bar.
Congratulations on the new house! I liked your old one, but I'm sure the new one is even nicer and meets your needs better. I can't wait to see all that's described on this site for spring break. I really haven't seen the craziness mentioned in this thread on 30A (and I traveled with high schoolers and they're now in college, so we'll be going up and down 30A finding good places to eat and shop this March). I really think it depends on where you stay and where you go once you're here. I agree that I would keep an eye on my kids at any age, but I would do that wherever I went. Some people get a sense of unrealistic safety when on vacation (such as going in the ocean on red flag or double red flag days). I would just use the same safety rules on vacation (anywhere) that I would use at home. Don't hang out with strangers, stay away from places that look like they're getting wild, always stay in a public place if you're meeting new people - the regular stuff.
We've had good luck renting in March and April because we rent to families, usually with young children, and we don't rent to anyone who doesn't have someone 25 years old or older staying at the cottages for the full period. The management company that helps us manage our cottages seems to do a good job of checking people's ages (they turned some potential renters away this spring because they realized they weren't going to have someone 25 or older at the cottage at all times).
