I think there's room in the market for flippers as they used to be defined- the people who bought out and out trashed fixer-uppers (ie. not just some place needing a few cosmetic tweaks) and rennovated them back into something nice.

They're an entirely different breed than those people who expect to get a 20% return on buying a home just because it's six months later, not because they've done anything to improve the home or neighborhood.

Actualy if you really do want to rent-a-kid, the film comission over on Okaloosa Island can probably set you up. I know they've done a bit of networking for companies looking for local catalog models in the past.
