What kind of question is that? Shelly, I get it, you don't think real estate is a good investment. What did 2007 owners of LEH think their stock would be worth in five years? I've never made an investment decision based on what the last owner thought said investment would be worth five years from now. I believe a lot on 30a in a decent area is "worth" about $150M, but they are out there for $100M. I know you don't believe that. Move on.

How bad do you want that lot in Grayton? If it is something that, on your proverbial deathbed, you think you might regret that you didn't have, I would think it would be worth spending this winter searching for just the right spot.

If you decide beach ownership is too much hassle and not enough liquidity, I might consider breaking the cash into chunks and either investing it into the market a month or two at a time (Friday may have been a good day :D), or spread it into various investments, including CDs. No reason that you would have to put it all into the market on one day or in one fund.

I really really like Grayton. I have been coming there for 10 years and would not be in the market for anything else in the area. My goal is too secure a lot if the market prices come down sufficiently and then build a house to rent/use for a few years and then to keep as my home base for retirement in 10-15 years.
My mind is constantly torn btw that option vs. investing in the market and then simply buying what I want in 10-15 years. I used to be more inclined to buy a lot now as prices seemed to be going up so fast but now am starting to feel like buying a house in 10-15 years would be more prudent, especially since there may not be a whole lot of appreciation over the next decade.


I have been watching the market fairly closely in Grayton over the last 3-4 years. I have been waiting for the bottom but haven't seen it yet.
