I know of several builders who will build a entry level home with a few nice upgrades for $120/sf + lot prep and sewer/water tap fees. If you cut out some of the ugrades, you can lower the cost a little bit. (We are not talking WaterColor homes).

Scooter, call me and I can give you a couple of names, and yes, the builders want work.

Wow! That's amazing! My lot is in the Lakeplace and of course I do have champagne taste on a beer budget. Am thinking about building the minimum square footage (which I think is 1500) and eventually building a carriage house with a courtyard in between. I've endured Atlanta for 20 long years and don't think I can stand another. I'll have "the talk" with my husband tonight and let you know what we come up with. Thanks a lot!:clap_1:

I thought you were the other Scooter, so I am sure that calling me would be difficult, but there is always private messaging. Keep in mind, the $120/sf is entry level pricing, and also be aware that when a builder sees LakePlace as the address, your pricing may go up. Just the nature of the beast.

Used to be able to build a garage with an apartment on top, but someone did that 15 or so years ago and have never built the main residence. They changed to covenants so as not to allow that anymore. I guess if the carriage house was the minimum square footage it would be O.K.

I hate to put a downer on things, but I would be shocked to see a home in Lakeplace being built for anywhere near $120/sf.

On the bright side; I watch construction costs pretty closely and I continue to see that prices are coming down, especially for the subcontractors.

Clearly there are a lot of variables that are going to influence your final cost but I will go out on a limb and say that you probably ought to budget closer to $200-$275/sf for a home in Lakeplace.

Timmy, I think your numbers are probably fairly accurate for building in Lake Place. Again, the numbers which I gave were from talking to two local builders who mostly specialize in building entry level homes, priced around $275,000 to $375,000.

Thanks for all of the feedback. I do think you're right about the sq. ft. price. I'd be willing to guess 200 - 250. If I can't do it right, then why do it at all? We're realistically looking at Fall 2007. Thanks so much!

Hi Scooter - glad to see that you're going to build in Lakeplace. Will you move here full time?

The design code for Lakeplace does not have a minimum square footage for a house. But, you are correct in that you cannot build the carriage house first.

There are lots of hungry builders and architects right now. It might be a good time to get the ball rolling. Once plans are approved by the DRB, you have 2 years to start construction. If you wait longer than that, you simply resubmit the plans, and if the design code hasn't changed, they should be re-approved.
