Are they saying the MHWL is the same as the CCCL? Kinda sounds like it. :dunno:

Not at all. CCCL (Coastal Construction Control Line) is a line of jurisdiction for permitting on the state level with FDEP. It is typically around the dune line (but is not the dune line).

You may have it confused with an ECL (Erosion Control Line) that is a property boundary line that is established prior to a beach restoration project in the state of Florida. The linkage between an ECL and a MHWL is that an ECL is established at the location of the MHWL. The methodology for establishing an ECL is the same as I listed above for the MHWL and then it involves public hearings, adoptions, etc. There is no ECL in the Blue Mountain area.

If there is no beach restoration project there is no ECL (plus the legality of the ECL/property line issue is currently at the State Supreme Court).

How about we just form an LLC and everybody can pitch in what they can, then we buy a unit at the Inn and everyone can just invite their friends on over to enjoy the beach?

I think that they moved the CCCL even farther back from the beach last year. So alot of buildings around here are on top of or in front of that imaginary line.

Not yet. The state (FDEP) is re-evaluating the location of the lines in all Panhandle counties (except Bay), but haven't gotten to the hearing and adoption stage for Walton yet. It is coming though.

I think if we can get 19 people with $23 each we can go all cash on the unit, but only if Shelly can give them a pep talk first.
