Do people think JOE's change in build out for Rivercamp's new releases from 3 years to 4/5 years hurt resales on the 3 year buildout lots. Are they doing this to push up prices in a weaking market? Can these changes be expected at both Watercolor and Watersound on new releases? If so how would that effect those earlier bought lots re-sales?

I think that issue pales in comparison to the proximity to the new airport. Noise may be an huge problem for those sold on a solitude sales pitch. Of course if you are a resale /flipper St. Joe's interests will not line up with your interests.

Developers typically change the build out times with each release--this shouldn't surprise anyone. If you buy a lot to flip, you should figure it into the risk calculation.

WaterColor only has one more release (Phase 4) and each lot will be assigned a St. Joe house plan and built by St. Joe construction--so build out time won't be an issue.

Don't know about WaterSound.

Thank you for the response, I do not think flipping is available anywhere any more, but I was not aware it was common place to change release times with each release. I learn each time I log on. Thanks again, BR
