Hi, I wanted to find out if anyone has experience with mold or has had problems with mold coming through their ceiling at the village of south walton? I have a b&b in phase I and have been having problems with my ceiling since Spring 2003. I have repaired it. I have had inspections by mold specialists who have told me the level of mold in my unit is 36 which is 4 from being toxic. :eek:

A few weeks ago, I spent over $700 repairing the ceiling and having the carpet cleaned and treated for mold in addition to microbanning everything. :sosad:

My second renter checked in soon afterwards and had to check out because the ceiling was leaking. It's become significantly worse in the last 4 weeks. :bang:

The COA manager has directed me to only speak to one of the developers who happens to be a lawyer. Obviously, this puts me at an unfair advantage having to always speak to a lawyer so it's forcing me to retain a lawyer to even speak to my COA representation. What can I do? :dunno:

I've not only incurred expenses to repair it but also lost a lot of my rentals this summer. The owners of the villageor the COA has not been helpful in finding the cause in a timely manner and my problem keeps gettings worse. :pissed:

The outside hallway ceiling also has water stains which supports the fact that it's coming from outside my unit. Can anyone tell me how to proceed with limited funds? Thanks (lost height of the season rentals and going into August now. ;-)

We had some mold in our unit at High Pointe (as did others I heard) a year or two ago - nothing related to the original developer or anything like that.

We had to do some cleaning, lost a rental, etc. but the management company got the problem fixed quickly and installed a dehumidifier that runs all the time. We have not had a problem since.

Sorry to hear about this, BN. It shouldn't have happened with a responsible developer/builder. Are you the only one with this problem in The Village?


Mildew affects me............probably a lot of people. So, I can see why you have lost rentals this season. So, it's both a health AND financial problem.

Have you put in an insurance claim?

I am so sorry you are having this problem. I am sorry anyone has to go through the mold nightmare. I am battling my builder on a mold problem myself. However, mine was caused by a construction error. They left moisture barrier, ie tyvek completely off the south side of my home. Moisture just poured in during the last few hurricanes.

Most homeowner insurance companies either have a mold exclusion or limit the claim to 10,000.00. I have to deal with the builders liability insurance company which is a nightmare.

Sounds to me like the roof is leaking. You can pretty much hang up getting rid of the mold until you stop the leak. No moisture, no mold.

After you stop the leak, you need to pull the ceiling down, replace it, replace the carpet, replace anything the mold has been on. Sorry, but that is the only way to get rid of it. And it is quite costly.

Cleaning it with bleach won't kill the spores and they are as deadly as active mold.

Mold can make you deathly ill.

If you need an enviromental specialists, I know an excellent one. He will give you a report outlining everything that needs to be done to rid yourself of the problem.

I have learned through trial and error that most contractors don't know their ass from a hole in the ground when it comes to mold. So, hire a certified mold remediation company. I know a good one of those too.

Yippie, phew...I would appreciate any recommendations you could offer.

I have experienced deathly ill - twice and rashes and respiratory. It was with full expectation that is something little because 'they' kept telling me it must just be some condensation -- I never dreamed it would result in this scenario. Now everything's in limbo. I've felt so badly this past month with all this and the stress is really showing and wearing. Please let me know of the environmental specialist and remediation company posting or private message....many thanks to you!

Hi Haboop! Nope, apparently I am not. And the shame of it is being a health and financial problem--that I am being responded to as if I am merely a complainer. There is a history. There is mold which only occurs from repeated moisture. Specialist have been called in but the ceiling has to be taken out to find the leakages $$$$. The prevailing attitude seems to result in 'that's your problem, not ours. So the insurance company (theirs/mine) needs to be involved. Every trip seems to take more and more energy to the point you want to get a megaphone. But your post is helpful, thank you.

:scratch: hmmm, I will remember this after the 'big' remediation bc the thermography reveals some real problems...so much time has caused some really significant problems...
