A new South Walton project, Forman LSA (Large Scale Amendment), is now in the approval process. The developer is seeking a land use amendment that would change 282 acres from Conservation Residential (2 dwelling units per acre) to Low Density Residential (4 dwellings per acre) on 282 acres, resulting in a doubling of lots from 584 to 1,168. Also, Conservation Residential requires vegetation preservation of 60%; Low Density Residential requires no preservation, which means that the developer can clear cut the property that can be developed. The property is south of Chat Holly, between Hwy 393 and Old Blue Mountain Road.

This item was on the Technical Review Committee agenda for Wednesday, September 5th, which started the review process.

The project is in a flood-prone area that is 47% wetlands.

Does it make sense to double residential density in this environmentally sensitive area?

In my opinion we do not need to increase any densities - we have too much on our plate as far as infrastructure deficiencies.

And I suggest we suspend most development until the legal issues over customary use are resolved.

It`s already to late. Planning dept is passing new projects at an alarming rate. If this passes, customary use will not help. The beaches are not getting any bigger. The problem with beach access will just keep getting worse.

Most of the property was approved for purchase by the Walton County BCC for wetland protection, trails, and roads.
