This means the county that has done such a great job with the seawalls will decide if the developer can turn your house into a skyscraper and increase tax revenue.

That sound fair. :dunno:

When buying be sure to find out if flood insurance is available at a reasonable price. Owners in Destin to Sandestin can not even get flood insurance. I don?t know about PCB.

Not quite true. In Destiny west and east some have had their rates go up but none have had cancellations..that I know of.
The beaches are being currently restored and nourished and will guard against the usual tropical storms without significant erosion. Berms are being built upto 25 feet above sea level.

Most of the area between Destin and Sandestin are in the Coastal Barrier Resource Area. If a property is in this designated area then flood insurance is not available through the National Flood Insurance Program.

Since Katrina some flood zone designations have been downgraded and flood policies are either no longer available or more expensive. It might be possible if one already had flood insurance prior to last year they might have been "grandfathered in".

We got our flood insurance through Mike Hardiman(850-622-0448)at All State and he seems very knowledgable about this subject. He would be a good one to call with your questions.

In fact "Ohio Girl" would be well advised to call someone like Mr. Hardiman before buying any property here to find out the CURRENT insurance status of the property she wants to buy.

Well..the beach restoration/nourishment programme was in litigation for over 6 years before getting started this year. Over this period of time we have had a statistically improbable number of storms continue to erode the beaches, compounding the initial damage 6 years ago. Ergo the current state of beach disrepair.
Returning to the statistical probabilities..no more big storms for 10 years+..and in any case the newely restored beaches should be good for the nxt 25 years before needing to be rerestored.

I think this "statistical probability" has changed. Researchers say we're going into a period of increased activity for the next 10-20 years. (I guess crossing fingers and shoveling sand will just have to do.)

Pensacola beach just finished its 2nd beach restoration in as many years.
