Pelican Bay lot reduced to 65% below last sale!

We had a contract on this lot that fell through. Consequently the seller reduced the price from $115,000 to $99,900 about a month ago. The property has now been reduced again to $89,900! MLS 467181. The last sale in this subdivision in the MLS shows a sales price of $249,900 and it closed 3/9/2005. Pelican Bay is a gated subdivision located off East Mack Bayou Road just north of Sacred Heart Hospital. The subdivision has bay access, tennis courts, a picnic area and a dock. I am not aware of any drainage issues. If someone knows of some please let me know, but I have not heard anything about drainage issues in this subdivision.

The lot is approximately 200-250 yards from the bay access property. There are three lots between the subject property and the bay access property. It is also approximately 250 yards to the tennis courts. This lot sits almost exactly in between these two amenities.
