I have a question for you condo/home owners out there who's places are on the rental program.

First, let me explain why I am asking this. We have rented a condo at Emerald Hill for the last 3 years. It is a one bedroom condo that has a pull out sofa bed. It is advertised as sleeping 4. The sofa bed is the same one that has been there the 3 years that we have rented the condo. It wasn't in very good shape the first year we were there, but now it is very bad. The springs below the mattress that attach to the frame are completely broken, so the boy's feet would end up sinking down below the bed frame. Also, the mattress is completely worn out to the point that you can see/feel the inner springs in it. No way two adults could sleep on this sofa bed comfortably (or two teen boy's for that matter). If you advertise your condo as sleeping 4, shouldn't you have 4 comfortable places for 4 people to sleep? How often do you figure you need to replace the sofa bed in your houses/condos?

Is it possible that the owner does not know what condition the sofa bed is in? Should I try and find out who owns the condo to make them aware of it?

ive rented places all over the place. you never know what your going to get-ever. its the risk a renter takes and frankly thats ok. and no, i dont think each owner for that matter knows the condition of the mattress. if it sleeps four than it sleeps four. a discount should not be justified because i may have not been comfortable. to me its asking to much. ive been to a lodge that had 100+ year old mattress's. trust me, im sure your sofa is much better.

I didn't ask for a discount. I didn't expect one. I do expect to have a comfortable place for 4 people to sleep if that is what is advertised. I bet you didn't pay $1300+ a week for that 100+ year old mattress in that lodge did you?

I own rental that sleeps 10 in beds and 2 on a queen sleeper sofa. I advertise it as sleeping 10 to 12 and the VRBO site clearly states the number of beds and the fact that there is a sleeper sofa.

I think the owners would very grateful to learn about the condition of the sofa so they can replace it. I certainly would want to know. It sounds like they are in danger of losing you as a renter, and possibly others, if they don't replace it. Do them a favor and let them know.

Thank you. Actually, what we have thought about is calling the general manager of the Rental Management Company (we got his card when we checked out and made our reservations for next year), and ask him if he would notify the owners that the sofa bed needed to be replaced. Then we were going to call when it got closer to our trip to see if they had replaced it. If not, we would just bring an air mattress with us. I love everything else about the condo. So I really don't want to go anywhere else. But I do think the owner needs to know the condition of the sofa bed.

didnt say you did, just saying. didnt mean to assume. and for the record, i pay a heck of alot more at this particular lodge than 1300 a week....chill

Your one of the anti-tourist, aren't you? I think this person was asking for a reasonable solution and then you show up.

I advertise how many people can actually sleep in a bed because I do not consider a sofa bed comfortable by any means. It's folded up and has no box spring. That said, if someone asks, I do have a sleeper sofa in one house and I have tried it. I also check it about twice a year. I also have one of those waffle mattress toppers in the closet for the sofa bed. I found that the people who use it have teenagers and want to separate the boy(s) from the girl(s).

I would tell the rental agency, Kathy. If the sofa bed is in such disrepair, chances are the sofa needs replacing. You're a regular guest at this house and I know, as an owner, I want to know when something bothers my guests. This is not trivial like some of the feedback I have received, like one dish towel missing or a light bulb blew out. Even if the owner does not have the funds to replace the entire sofa right now or the mattress, at the very least they should provide a blow up mattress, as an alternative, so their guests do not have to trek one into town.
