I advertise how many people can actually sleep in a bed because I do not consider a sofa bed comfortable by any means. It's folded up and has no box spring. That said, if someone asks, I do have a sleeper sofa in one house and I have tried it. I also check it about twice a year. I also have one of those waffle mattress toppers in the closet for the sofa bed. I found that the people who use it have teenagers and want to separate the boy(s) from the girl(s).

I would tell the rental agency, Kathy. If the sofa bed is in such disrepair, chances are the sofa needs replacing. You're a regular guest at this house and I know, as an owner, I want to know when something bothers my guests. This is not trivial like some of the feedback I have received, like one dish towel missing or a light bulb blew out. Even if the owner does not have the funds to replace the entire sofa right now or the mattress, at the very least they should provide a blow up mattress, as an alternative, so their guests do not have to trek one into town.

Thank you Mangy! Here is exactly what it says on the Rental Property Management site for this particular unit:

Accommodations:
1 Bedroom
Sleeps 4
1 Bath
1 Queen Bed
1 Queen (Sleeper)

So of course one would assume it would be in good condition. Your suggestions are completely resonable. We will contact the Management Company before we return and make them aware of the situation. Thanks again dear.

Put it in the guest book, most owners read those and respond to them. I would bring an air mattress next time just in case. ;-)

We have friends who owned the home next door to ours until recently. We used their home a couple of times for our family reunion. One year we discovered the same thing had happened to their sofa bed -- it was absolutely unsafe because one bottom corner of the mattress kept falling through. We told them and they not only stopped advertising it as sleeping space, but they posted a sign telling guests not to use it.

That is utterly unacceptable, if I were the owner I would want to know, I would be mortified, and I would offer a discount. You can't guarantee every guest will be comfortable in all of your beds, but it is imperative that they at least be in safe condition.

Kathy, yes it is possible that the owners are unaware and you would be doing them a huge favor if you let the rental management company know about this so they could alert them.

The fact that you say that everything else about the condo was wonderful leads me to believe that there is pride of ownership. Most likely the owners never use the sleeper sofa to sleep on when they're visiting so how could they know about the wear and tear? It doesn't appear to be an "on purpose" oversight. The sofa looks acceptable; only the sleeper part is bad; is that correct?

We have a queen bed and a sleeper sofa in our condo and in four years of ownership, I've only had to sleep on it once. Frankly, we bought it not because we really wanted a sleeper sofa but because we had to for rental purposes. Just like people don't really want bath tubs any more but they have them instead of showers because that's what the market demands. ;-)

I've never inspected the sleeper part of the sofa when we're in SoWal. It never occurred to me. But now maybe I'll make it part of my routine. I'd hate for any of my guests to be uncomfortable, not when they pay me good money to stay at my condo. I am always grateful for constructive feedback--it's good for business! Unhappy guests are the ones who don't come back.

Darlene...I would tell the management co. today and not delay! TFT is correct...that is one big safety concern! tort reform :D You will be doing everyone a big favor!

Yes, Mermy I can see there is pride in ownership. The kitchen and bathroom both have been remodeled since we first stayed there. And yes, the sofa itself is in great shape. I am sure it is just a matter of the owner not looking at the sofa bed. Sis is going to call management company. Will update you when we hear something.

I just had a thought. Would the Management Company give us the owners information? If not, how would we go about finding that information out? I mean, just to follow up and make sure that Management Company does indeed make the owners aware of the bed.

KDW, if the management co won't disclose the owner's name and it's not in a guestbook, go to www.waltonpa.com. Since it's at Emerald Hill, I'd search by name under "Emerald Hill" and click on "previous page" until I found the unit number.

(Can't tell I do this often, can you? ;-))
