I know this is a bit off the beaten path from South Walton - but my parents have a home in Navarre they are thinking of selling. It is on the bay and brand new - built in 05. They were told by one realtor however that nothing on the bay is selling in Navarre and that it is silly to even put it on the market anytime soon. Is this true? How do I find out the stats for Navarre and how can I help them figure out how much to sell it for or how to go about selling it?

Look in the phone book under Appraisers.
They might help you with the information your looking for, sales, active listings, etc.
You might want to request an appraisal for peace of mind.

ps: Find another realtor ;-)

A good Realtor can pull those sales statistics for you, showing exactly what has sold on the Bay in Navarre.

Do your folks live there? Did they put any equity into the home when they purchased? IMO, folks who paid '05 prices aren't going to see much of a profit (excluding Manhatten).

Have a bud who's on Pensacola beach--says RE on that end of the panhandle isn't anywhere near going gangbusters; lots of inventory to clear and most waterfront properties are new or rebuilt since Hurricane Ivan, so most pricepoints are in the '05-'06 category.

It looks like Navarre has as much RE for sale as does Destin and more than FWB.

Agree with the above posters, price it attractively and it will sell.

I had to settle my Mom's estate and sell her house in Navarre a few years ago as the market was beginning its decline. We priced it fairly, countered any offer within reason, and sold within 60 days.

Sales have declined markedly since then, and a number of the waterfront properties on the market at present in that area were indeed re-built after the hurricanes. Some of the re-building could be considered not much more than adequate due to a shortage of labor & materials after the storms.

Thus, buyers are wary of some of the waterfront homes, especially if there's a vacant lot or two next door where other houses used to be...

With all the talk about reopening the pass over that way, the market will absolutely spike if that goes through. Spike up that is.

I'm no realtor, but reading what they said about inventory and price position, it seems the right thing to do to wait if you can.
