Thanks Kurt. It's a good place to start. But, what I am wanting to know is who is actually selling houses in my area... not who is trying. I am going to price my house at a good price, but I need someone will really work hard and get it done.

If your house is "really" a good price (based on current market SALES)...the cook at the Waffle House can sell it.

Good point, Shelly. Ads in glossy magazines and the newspapers, are not what sell houses, nor do open houses and balloons, as Bobby J noted. Price, emotion and perceived value sells houses. Of course a good Realtor has an important roll in sales, especially for people who have limited knowledge of real estate sales and contracts. A good Realtor will also be reminding the right people of the tasks which must be completed, and the deadlines, etc. That Waffle House cook won't be able to help you with those matters, but I guess in the very loose sense of the term, yes, he could help you sell it, if it is priced at a "really good price."

The goal once the seller brings the property to the selling price is for the agent to create hype/synergy around the property. When a good agent has a property at a price they know will sell they become excited! The excitement is contagious and they typically do not shut up until someone buys the property. They earn there money buy creating hype, helping seller find the price, bringing the deal (ordeal) to the closing table! Sounds a lot easier then it is. If you want to talk about hard, how the hell do those cooks remember those orders?!

Instead of lack of good realtors on 30a I found it difficult to select just one good realtor. We have owned one lot and three homes in the area. I know Bobby is right --"It is all about price" but being ready is being willling to take today's price . I think condition is important too. There are so many new beautiful homes it is very competitive--- not like areas where the choice is limited with old homes.

Here are a few realtors I would list with if I could pick more than one--- Vickie Dollar, Bobby Johnson(think he and Garner sold the most houses in Old Seagrove this spring and summer), Peter Stoddard (loves Old Seagrove), and Michelle Joly. They have all been very helpful to us.
