I'm a builder on 30A, - Watercolor, Seagrove, etc. Haven't had a deal yet in the past year or so that wasn't cash, which is good, they can't get upside down on a mortgage. We are building in one neighborhood where a 4 bedroom house is selling for what the building lots sold for back in the day, at least for now. We live on a little bitty strip of land with Gulf on one side, State forest and wetlands on the other, and a height limitation. All that adds up to not enough property for the demand. If you are thinking about buying or building, don't think long.

This is a plat application submitted by Innerlight Engineering,Corp., requesting to construct 41 residential homes and then sell the lot/house combination to a third party, consisting of 9.84 acres with a future land use of Neighborhood Planning. The project is located 2.0 miles west of Watersound Parkway on the north and south side of CR-30A and identified by parcel number(s) 20-3S-18-16000-002-0000.

Michigan but someday in SoWal as well
Maybe it could serve as a memorial park to bad taste in names... But someone could scoop it up and make it simply (I emphasize the simply) fabulous and beachy with a new name. The location is great - quiet, off the beaten track, near a beach access. Just needs a little lovin'.

Paula, this parcel is right on 30a so I wouldn't call it " off the beaten track". The closest beach access is quite a hike down 30a in either direction. The accesses across the street are private belonging to Tranquility, Capistrano and Monterey. Also, the wall facing 30a is not legal, too close to the road, and must be torn down before development. I agree that sooner or later this parcel will be developed but it is not as attractive as might seem. Lack of access has doomed other developments ( Aquaterra, Prominence are two close by ).
Truly a horrible name but I understand the previous owners wife was French and was the inspiration.

Good points and I'm delighted that the wall will have to come down. That part of 30A is quieter than some of the busier communities when it comes to traffic, restaurants, etc., so that's what I mean by off the beaten track. Still on 30A for sure. The public beach access may not be across the street, but my guess is it's 1/8 - 1/4 mile away (though I'm not sure). I don't think there's parking at that access. We'll be in the area soon and we'll take a walk by it (we're at the Cottages at Camp Creek and fortunately have a deeded access pretty much across the street) because you made me curious...

There's definitely not a lot of listings out there around 30A. I've been looking since January for a value in the Seagrove area that would rent well and there have hardly been any new listings. Maybe something will pop up, but for me the timing wouldn't be that great now that the rental season would be almost over before I could close on anything.

Sorry I mistook what you meant by "off the beaten track". For sure that stretch is low density when it comes to the things you cited. As another plus it is close to the only North/South road to 98 on the East end. Anything that avoids using 30a would be a major factor for me. None of the nearby public accesses have parking except for a couple LSV's. The closest would be either Inlet Beach or Deer Lake - definately a car ride.
