TITLE/REQUESTED ACTION:
Wal-Mart Neighborhood Market #8861 - Request to approve by final order. Project number MAJ23-
000008 is being reviewed by Tim Brown. This is a major development order application submitted by
CPH, LLC on behalf of Walmart Stores East, LP, requesting approval to construct a 60,724 square
foot commercial building and associated infrastructure on 16.40 +/- acres with a future land use of
Commercial and a zoning district of General Commercial. The property is located in District 5 on the
north side of U.S. Highway 98 East, west of Serenoa Road and east of M.C. Davis Boulevard and is
identified by parcel numbers(s) 05-3S-18-16000-001-0040 and 05-3S-18-16000-001-0021.

Right in front of Arium Apartments at Dune Lakes Elementary.
Proposed store is 60,742 sf.
The average size of a Supercenter is 178,000 square feet.
For discount stores, 105,000 square feet is the average size.
Neighborhood stores have an average size of 42,000 square feet.

Wish we had higher standards than a massive parking lot on our scenic corridor.

For many years after I moved here twenty four years ago I thought most of the corridor along 98 east of 331 was part
of the Pt Washington state forest. Then wooded parcels started being cleared and developed.
Fast forward to today and more woods are being cleared for more building, and more S.A.C.C.s { Standard American Commercial Crap"} is being built. It will not be long before this stretch of road looks like 98 from Sandestin to Destin. Take a look at 331 from I10 south, its going down the same road. {pun intended} with rampant S.A.C.C.s being erected.
I am not opposed to development, as I know it provides jobs, and makes the economy grow. I just wish we could grow
in a more sustainable way, and work to preserve more of the unique aspects that make our local biosphere so special,
and draw so many people here.
