Hi-

I am new to this forum. We love the area and are looking to buy a house, in particular Summer's Edge. I have a few questions and wanted to 'speak' to a Summer's Edge resident, regarding pros and cons of the subdivision, rental potential and what the HOA fees cover.

Anyone available? Thank you in advance for your time!

I live near, but not in, Summer's Edge. It's quite a popular rental area. Most of the season, it is just about full up. Off season, largely empty, except for Thanksgiving and Christmas. The houses are fairly large and attract families, lots of kids.

From what I see, there are only one or two houses that are occupied year round, and only a few that are private vacation houses. Probably 80 to 90% are rentals.

I'd think your rental prospects would be excellent. Not too bad for a private vacation house, if you like a lot of activity nearby. If you want a longer term residence, it would depend on how you feel about living in either a deserted neighborhood or with short-term renters, depending on time of year. You won't have any familiar neighbors to enjoy.

I don't mean to sound negative, it just doesn't fit my needs as a full-time resident. If I wanted a property primarily for rental, it's a very attractive area indeed. Summer's Edge is often fully rented when much of SoWal is only partly occupied.

My wife and I lived in Summers edge for almost a year while our house (on the other isde of Eastern Lake) was being remodeled. While it is very nice S/D it is not the place to live full time in the summer. Like Treefrog said- lots of vacationers- a lot of whom don't go to bed till 2 or 3 AM and since they will be gone in a week, don't care about the neighborhood or what thier kids are doing on vacation. We spent all of July and most of August at Indian Pass so we missed the worst but Spring break and June were not the "SOWAL" I have been fortunate enough to enjoy for over 50 years-----

If you are not going to use the house yourself for any longer than a week at a time it would be a great place--- if you want somewhere to call "home'"either part or full time--look elsewhere in Seagrove--
