I woke up Thursday morning at 4:45 because I was hot and that's when I heard the strange noises. I made it to the end of the bed and stepped in water. :eek: We went into the great room and water was pouring from the balcony ceiling coming from the upstairs bathroom. The water supply hose had blown off the toilet and had been shooting out water for who knows how long. Mr. BC got the valve shut off behind the toilet and then we surveyed the damage. We got into action and starting elevating furniture before it was too late. The only furniture I lost was dining table and chairs. The finish is all bubbled up. The insurance adjustor came about the same time the maintenance company came so it was nothing but action until midnight last night. They immediately started cutting the carpet and hauling it out in bags.:shock: I was just in shock at how fast they got all the carpet off the floor so they could start drying the subfloor. We have these big fans and de-humidifiors everywhere, the ceiling is torn out. Just too much too fast.:blink: All our stuff is in the kitchen, computer room and outside on the porches. We made a big room out of the wrap around porch to store all the furniture and stuff. We used really thick visquine and stapled/tacked it around the outside. They are predicting nasty weather for this weekend. The worst flooded was the storage space under the stairs where I keep all the Christmas decorations. If it hadn't been Christmas and all that stuff was under there it would have been horrible. But as it is, all that got messed up was empty boxes. Here are a few shots of the past 24 hours...

:roll: at least it didn't burn down and I get new carpet :D

Bummer. :sosad: Everything looked so pretty, but it looks like you have it under control and yes, you get new carpet. Can you sleep in the bedrooms? :dunno:

Bless your heart girl! I am glad everyone responded so quickly. I think we'll be checking our hoses at home and here as well! :eek: When the hose blows, the water really flows!!!!! Glad your Christmas decorations were spared and enjoy that new carpet.

We just set our bed up in the great room so we could get it out quickly when it's time to install the carpeting....They cut around the Christmas tree until I take it down. I like having the Christmas tree in my bedroom!:clap_1:

bc, i am sorry to hear about this. water is my nemesis as well....i hope things get dried out quickly for you..

What an inconvienence!! Glad it is being handled in a timely manner...good insurance. I want a Christmas tree in my bedroom as well....I will just make out the pull-out sofa:lolabove:

Bless your hearts!! I guess the consolation is that it happened when it did. Your decorations were ok..did you still have presents under your tree? (You mentioned your family coming??)
