Most of the freshwater sources in SoWal have lots of dissolved sulfur that smells, especially after a big rain. Also, the swampy/marshy areas often smell of swamp gas (methane primarily). At Peach Creek you also have Alligators that might leave carcasses here and there, as do some of the residents on and around the creek, as well as lots of garbage around mobile homes.
At the end of Old Ferry Road is SoWal's only heavy industrial property. At present there are a couple of concrete plants there so there is a lot of noise and heavy truck traffic (dump trucks and concrete trucks). The zoning allows for heavier uses such as asphalt plants, chemical plants, incinerators, etc.
Sounds like an interesting place to live; I certainly hope you are not quoting from the developer's promotion brochure. What type of carcasses do the residents leave laying around? All that aside....does the developer provide the residents with a pontoon for transport?
